Comparison uses a hypothetical 3% listing fee, not a standard or required rate. All commissions are negotiable. My listing fee is 1.99% of the sale price or $4,995, whichever is greater. Buyer broker compensation, if any, and other selling costs are separate.

How much does it cost to sell my home with you?
My listing fee is 1.99% of the sale price, with a $4,995 minimum. On a $350,000 home, that's $6,965. Buyer broker compensation, if any, and other selling costs like closing costs are separate. All commissions are negotiable.
Is a 1.99% listing really full service?
Yes. You get professional photography, full MLS exposure, social media marketing, a local pricing strategy, showing coordination, offer negotiation, and personal support through every deadline from contract to closing. The only thing that's lower is the fee.
Why is there a $4,995 minimum?
Every listing gets the same full-service marketing and representation, no matter the price. The minimum covers that work. It applies to homes that sell for under about $251,000, where 1.99% would come to less than $4,995.
Do I have to pay the buyer's agent?
Buyer agent compensation is separate from my fee and is negotiable. Whether to offer it depends on your home and the market, and I'll walk you through the options so you can decide what makes sense for your sale.
What areas do you serve?
I help sellers across the Roanoke Valley, including Roanoke City, Roanoke County, Vinton, Salem, Botetourt County, Bedford County and Franklin County, Virginia.
How long will it take to sell my home?
It depends on your price point, your home's condition and the time of year. When we meet, I'll show you recent sales near you so you know what to expect before we list.
